<p>If your condo or townhome needs some work, making smart renovations can yield a good return on your investment. And doing some work on your condominium or townhome prior to listing can be a great way to get your unit looking its best and to help you sell faster and for more money. But before you get started on renovations or repairs there are a few things that you should think about first:</p>
<p><br <span id="more-64"></span>/></p>
<p><b>Will the results justify the time money and effort?</b> Whenever you think about breaking out the hammer and paint brushes you should stop and consider this question carefully. Many renovations do not justify themselves. They fail to increase either the speed with which your home sells or the selling price of your home.</p>
<p><b>Do the  results look professional?</b> Painting your home can  make it more saleable, but only if the finished product looks professional. Buyers will not pay more for a poorly applied paint job. Lines must be smooth and finishes must be even. Similarly, an uneven or poorly laid tile job will wind up costing you time and money. </p>
<p>If your inclination and skills are such that you want to take on these tasks on your own then go for it. But if you are uncertain aboutthe quality of your finished product it might be better to get a professional or to pass on the project entirely.</p>
<p><b>What to renovate:</b></p>
<p>Unfinished jobs &#8211; If there is a partial repair or renovation that you have started but haven’t yet finished then this definitely needs to be addressed. The average buyer is generally not a visualizer or innovator – they won’t see the value of a ¾ finished project. They will just see a big mess. It is always a good idea to finish repairs and renovations before listing your home.</p>
<p>Dark, dated or dingy painted interiors – Paint is arguably the best value for your dollar spent so long as the finished job looks bright and professional. Light or neutral colors are usually a safer bet. Some research indicates that darkly painted homes may take up to twice as long to sell as homes painted with light colors. Light colors also make rooms look larger.</p>
<p>Signs of water damage – repair them immediately. Few things turn off potential buyers more than the possibility of water damage. If you have marks from a minor issue that was addressed in the past then take the time to paint and refinish to remove the signs of water damage.</p>
<p>Kitchens and Bathrooms – other than painting, nothing will give you a better return on your investment then making sure that your kitchens and bathrooms look sharp. If either of these rooms is looking worn or dated, you may benefit from investing some of your time and effort in these rooms. </p>
<p>All cupboard and closet doors should open smoothly. Doorknobs should be tightened where needed. Loose or rattling items leave the impression that maintenance might be low on your list, so fix or replace them.</p>

<p>Keep consistency in your renovation efforts with the lifestyle of the audience most likely to buy it. A renovation effort where it seems clear that the seller has tried a little too hard to save money will not have a positive effect and will likely just have wasted your time and money. </p>

<p>If you are now or have been a member of such a condominium association, how did your HOA deal with repairs?  Didn&#039;t the Officers of the HOA provide oversight of the property and arrange for maintenance and repairs of the exterior or common elements?  Or did homeowners do their own repairs paid for from their own pocket and then in some cases appeal to the HOA for reimbursement since it was a repair to a building element owned by each condominium Co-Owner? To Responder KC:  I am not asking you or others to divine what is in our Condominium Bylaws.  This is a POLL to see how other condo HOAs handle group repairs, i.e. individually or as a group.  I&#039;ve read our Bylaws quite thoroughly.  Repairs are supposed to be handled as a group yet some owners do it on their own and expect reimbursement which opens the door for dishonest dealings and kick back deals, especially when there are no competitive bids or oversight of the paperwork from repairmen.<br />

<p>Are you properly insured against fire, theft or water damage to your condominium or townhouse?  If a disaster strikes, who is going to repair the damage? Will your condo’s insurance cover damage inside the condo or is that up to you?</p>
<p>When most people first buy a condo or townhouse they call their insurance agent<span id="more-67"></span>, explain they are purchasing a condominium unit and that they need to provide proof of insurance to their lender. The agent then supplies proof of insurance for the mortgagee in the form of a Certificate of Insurance or some other Proof of Insurance and the transaction is complete. Usually that proof of insurance relates to the condominium association master policy, not to your personal condo unit.</p>
<p>In most cases, however, there is large gap in coverage for the interior of your condo.  Most condo association master policies just cover the exteriors and common areas. If you, the condo owner suffer a loss, you most likely will be underinsured – or not insured at all unless you had an HO-6 policy.</p>
<p>In order to fully determine the adequacy of your coverage, you and/or insurance agent need to review the condominium master policy and the condominium governing documents (CC&amp;Rs). It is possible your condominium has “walls-in” coverage on their Master Policy (now required by Fannie Mae). However, this may be a false sense of confidence in the coverage as “walls-in” coverage would likely be limited to replacing the interior fixtures with what was originally installed.</p>
<p>So, if you have a 30 year-old condo that was upgraded recently with granite counters, custom cabinets, marble flooring, dual-paned windows, etc., then you would only be paid to replace the original fixtures – formica counters, green shag carpet, low-grade cabinets and single-paned windows. However, an HO-6 policy with replacement cost coverage would assure you that you have coverage for what you had at the time of loss.  Just as important, the HO-6, in Coverage, A will probably insure the condominium association master policy deductible if it is assessed to the unit owner.</p>
<p>Even worse would be to discover your condominium association only had a “bare walls” policy. This means that you have absolutely no coverage for anything inside your unit.  If you suffer a loss, you would essentially be without coverage unless you also had an HO-6 policy.</p>

<p>Condo for sale.   <H3>Help answer the question about Condominium Interior</H3>Who can I contact about a possible correlation between fiberglass and an outbreak of skin lesions? Specialist?<br />My boyfriend has been an excellent plumber for my than 30 years and has been drilling holes for the past 6 months on an exterior sheetrock, used on the interior of a new building in the process of being built for high-priced condominiums, in an affluent area.  I think the use of this (exterior only) sheetrock is because the interior of the building was exposed to an overflow of rain, snow and potential mold. They are trying to prevent mold? They are on a deadline. During the past two weeks, he has had an outbreak of skin lesions over the upper half of his body, especially his neck and arms. They are mostly of a round shape, are red and protrude? from the skin, textured differently than the remaining parts of his skin. He&#039;s never had this condition before and also thinks that the fiberglass dust particles are the cause. It would be so helpful to find a leading expert in the field, such as a Dr./Specialist, scientist, or federal government agency/DPPH? Thank-you so much for any advice!<br />

<p>A recent survey, conducted among 923 real estate agents, managing brokers and association executives by real estate writer Mark Nash, shows some surprising new trends in home decoration and remodeling and a significan<span id="more-42"></span>t shift from current ones. Here are the five latest home design trends.</p>
<p>1. Garages Can Have Style. Decked out, upscale garages have removed the image of grim and grease that is normally associated with them. Today&#8217;s garages have undergone a complete reshaping as homeowners prefer modern garages equipped with numerous luxuries such as cabinet and storage systems, mini refrigerators, air conditioning and residential-looking flooring.</p>
<p>2. We All Need Personal Space. Another trend that has evolved is the creation of personal space in homes. The amenity of a private and dedicated space for each one in the home is becoming popular these days with even couples wanting space to spend some time alone occasionally.</p>
<p>3. Relax. relax&#8230;relax&#8230;A separate one-stop zone for relaxation is the third new trend in homes. These tranquility rooms are meant for a variety of relaxation and fitness activities such as yoga, meditation, exercising, steam baths, etc.</p>
<p>4. Spend More Time Outside. Many people in colder climates are now converting outdoor spaces into heated &#8220;warm zones.&#8221; Examples of these zones include heated patios, walkways and driveways. This makes winter maintenance easy and spring and fall more enjoyable.</p>
<p>5. No More Snoring. And finally the problem of sleeping with snoring partners and others seems to have been solved with another of the latest home trends. People are attaching master bedrooms today with an additional room that serves as a &#8217;snoring room&#8217;. Instead of heading for an uncomfortable couch, now snoring sleepers can find their way toward a much more comfortable sleeping quarter. A typical bedroom for snorers is equipped with a double bed and chair, with easy access to the amenities of the master suite.</p>
<p>While these features dominate the current home design trends, some of yesterday&#8217;s trends are on their way out. Among trends that are losing ground are spiral staircases, bamboo floors and laminate flooring that looks like hardwood. Spiral staircases are unfriendly for elders, pets and young children; bamboo floors have been found to be scratch-prone and laminated flooring is often noisy.</p>
<p>Home sellers and real estate agents can use these latest home design trends to add more value and appeal to a home, condo or any other type of residential real estate before putting the property on the market for sale. A home with fashionable designs and features can easily attract trendy home buyers, and may increase the value of your property.</p>

<p class="first-child "> <span title="G" class="cap"><span>G</span></span>ood house design takes its form in part from the forces that act on it.&nbsp; Climate and weather are two of the strongest form-makers (there are no igloos in the tropics) since houses must be designed and built to repel the damaging effects of the world we live in.&nbsp; Mother Nature is always trying to tear our buildings down.</p>
<p>Climate and weather also affect the comfort of our homes, and cause us to seek out ways to ma<span id="more-7"></span>intain the temperature and humidity of our homes within tolerable levels.&nbsp; A great deal of design effort is devoted to keeping the heat in or keeping the heat out, depending on the climate and season.</p>
<p><strong>This Old House</strong></p>
<p>At times throughout American history, the forms of our homes have reflected &ndash; to greater or lesser extents &ndash; our ingenuity in making our homes&rsquo; internal climates more comfortable.</p>
<p>Settlers in the Deep South built deep porches around their low-slung homes to shade them from the harsh sun and to create a reservoir of cooler air that could be drawn into the house.</p>
<p>New Englanders built compact homes with small windows to shield them from winter winds and to hold in as much heat as possible.&nbsp; And prairie homes, often built of stacked sod, were half-buried in the earth to even out the temperature swings and to protect them from the frequent violent storms that sweep the plains each summer.</p>
<p>Simple and effective strategies like these were necessary because fuel for heating homes was limited.&nbsp; We created houses that conserved resources; we didn&rsquo;t know how <em>not</em> to.</p>
<p>That changed with the era of cheap and plentiful electricity and natural gas for home heating, and with the introduction of the first air conditioners for private homes in 1928.&nbsp; Suddenly, houses didn&rsquo;t need to respond to their environment; any home could easily be kept as warm or as cool as desired using mechanical means regardless of the weather outside.&nbsp; Little thought was given to energy conservation strategies until the early 1970s, when the cheap energy we&rsquo;d taken for granted became suddenly very expensive, and the climate-ignorant houses we&rsquo;d built for decades became expensive to heat and cool.</p>
<p><strong>That 70&rsquo;s Show</strong></p>
<p>But then a very cool thing happened.&nbsp; Architects and builders across the country began to revive the &ldquo;lost art&rdquo; of designing homes that responded to climate and weather.&nbsp; Ancient ideas like earth-sheltering and thermal massing were used again.&nbsp; New passive-cooling strategies and unique ideas like the Trombe wall were invented.</p>
<p>And most interestingly, the houses using low-energy techniques took on new, exciting forms.&nbsp; Suddenly there was something else out there beside Old World inspired design.&nbsp; It was a fun time full of invention and experimentation.</p>
<p>But that era was short-lived.&nbsp; By the mid-1980s fuel was cheap again and energy-efficient unique home design was all but forgotten.</p>
<p><strong>Back To The Future</strong></p>
<p>So it&rsquo;s no surprise that we now find ourselves having come full circle, with rising energy prices and a revised interest in home energy efficiency.&nbsp; It&rsquo;s a critical concern in a time when some studies show residential buildings consuming up to 21% of the nation&rsquo;s energy.</p>
<p>Today&rsquo;s home energy efficient strategies are different than they were 30 years ago, however.&nbsp; Today the focus is on technology rather than on design.&nbsp; New materials are techniques have been developed that make otherwise climate-insensitive home designs (and there are plenty) better stewards of the energy they need to maintain human comfort.</p>
<p>Technical solutions can be expensive, however, since they demand that common building materials perform at a higher level.&nbsp; Windows have &ldquo;high-tech&rdquo; glass with low-emissivity coatings, Argon gas-filled spaces, and up to three sheets of glazing.&nbsp; Heating systems are running at higher efficiencies, and may come equipped with programmable thermostats and insulated ductwork.&nbsp; Solutions like these do conserve energy and are important components in any home but the technology crutch shouldn&rsquo;t be leaned on too heavily.&nbsp; We also need better design.</p>
<p><strong>Designer&rsquo;s Challenge</strong></p>
<p>What if, instead of spending hundreds of additional dollars on high-tech glazing to keep the sun&rsquo;s heat out, we more carefully located our windows to avoid direct sunlight in the first place?&nbsp; What if we used elements of the house itself to shade those windows from heat radiation and UV rays?</p>
<p>Suppose we took better advantage of the ground&rsquo;s relatively stable temperature to stabilize the temperatures in our houses, rather than exposing every square foot of a home&rsquo;s exterior surface to the elements?&nbsp; Instead of constant mechanical air conditioning to remove heat and humidity, why not try opening windows onto shady porches and let the breeze cool the house?</p>
<p>And what if we opened our minds a bit &ndash; stopped thinking so much about fashion and resale value &ndash; and allowed the forms of our houses to be shaped more by how they respond to the climate and the environment we live in?&nbsp;</p>
<p>The surprising result might be interesting and beautiful homes that cost very little to heat and cool &ndash; just like the old days.</p>
